Every commercial roof has a life expectancy. The commercial roof restoration process is meant to prolong the life of your commercial roof so you can save money and peace of mind knowing your roof is up to the task of protecting your assets.

Restore It Commercial Roofing has been in the business of restoring commercial roofs in the Delaware area for decades and we know a thing or two about roof restorations. We follow the latest and up-to-date best practices for expertly restoring an existing roof. We thought sharing a little bit about our roof coating and restoration process might enlighten property owners and managers of how a roof restoration may benefit your business.

A Rubber or Asphalt Roof Restoration is a three-coat process

Before a roof is coated, a thorough pressure washing of the entire surface of the roof to remove all contaminants is required in order to allow for the best coating adhesion. Then any weak areas need repaired and all seams need to be reinforced. This includes vents, flashing, any mechanical equipment or access panels.

3 Coat Process for Asphalt or Rubber Roofs:

  1. Cover the entire roof with a gray base coating
  2. Apply the first cool white coating over the gray base coating
  3. Completing the process by applying the third and final cool white coating creating a seamless membrane over the entire roof surface

A Metal Roof Restoration is a two-coat process:

Before a roof is coated, a thorough check of every fastener for tightness is required. Then a full pressure washing the roof to remove all contaminants and allow for the best coating adhesion is needed. Finally, weak areas are repaired, plus any rust  is removed and primed.

2 Coat Process for Metal Roofs:

  1. Covering with gray base coating as the first step of our two part coating process.
  2. Completing the process by applying the second and final cool white coating.

5 Ways to Winterize a Commercial Roof

Preparing a commercial roof for ice, snow and freezing temperatures is a great way to protect your building. With cold weather on the horizon, we thought sharing some tips on how to winterize a commercial roof might be a timely subject.

Winter is a bad time to deal with a faulty roof. Take care of your roof now to minimize damage from winter’s extreme weather makes a world of sense. Commercial roofs take a beating all year round, but when it comes time to hunker down for winter, it is important to have your roof in mint condition.

5 Ways to Winterize a Commercial Roof

5 Ways to Winterize a Commercial Roof:

  1. Start with an Inspection of the Roof: Stopping an issue begins with having a professional roofer doing a full inspection to look for any potential damage. They will know what to look for and identify any weak spots on your commercial roof.
  2. Inspect Caulking:  Caulking is effective, yet doesn’t last forever. It will eventually wear out and need replacing. Signs of faulty caulking is wrinkled, crumbled or missing entirely. Re-caulk vulnerable areas as soon as possible.
  3. Look at Flashing: Flashing protects certain roof features such as skylights, chimneys, dormer windows, vents and HVAC units. Make sure flashing is installed and working properly. Replace any damaged, loose or missing flashing.
  4. Clean and Repair Gutters: Check gutters for weak spots and damage. Repair and replace any faulty gutters or downspouts immediately.  Blocked gutters can’t drain properly. This can cause backups, allowing water to seep through to the interior of a building causing extensive damage. Clean gutters prevents ice dams from severely damaging your gutters and roof.
  5. Check for any Damage from Pests: This is the time of year pests, such as rodents, squirrels and insects seek a warm shelter inside. Often, these pests go unnoticed until major damage is done. If you do find signs of a nest or a gnawed entry, call a professional for removal.

Keep in mind that the better job you do protecting your roof and preforming regular maintenance, the longer lifespan your commercial roof will have. Another very viable option to prolong the life of your roof is to apply a roof coating. If you are interested in finding out more about that, check out these previous articles:

8 Steps to Extending the Life of Your Commercial Roof

8 Steps to Extending the Life of Your Commercial Roof

Extending the life of your commercial roof is an important way to protect your commercial property investment. With winter approaching and days on end of pouring rain, we thought it might be a good idea to remind commercial property managers and owners that keeping you commercial roof leak free is very important in protecting your entire building.

This is the time of year that roofing problems begin to reveal themselves. Often, when the first signs of a compromised roof happens, it is too late. That is why the eight steps below can help extend the life of your commercial roof.

8 Steps to Extending the Life of Your Commercial Roof

1) Frequent Inspections: Have a professional commercial roofing contractor inspect your roof at least twice a year.

2) Regular Maintenance: There are a number of things that need done regularly to keep your commercial roofing up to the job. Make sure to have a schedule of items on your annual maintenance calendar.

3) Prompt Repairs: Address the first sign of roofing issues in a timely manner to avoid making needed repairs worse or more costly when pushed back.

4) Reflective Coatings: White roof coatings with reflective properties is a great way to reduce the stress on your roof by deflecting the hot sunrays that can accelerate the aging of your commercial roof.

5) Clean Gutters & Drains: Keeping gutters, downspouts and drains free of debris and leaves can prevent water from pooling on your commercial roof. Stagnant water has a way of finding its way into the interior of a commercial property.

6) Check after Bad Storms: When storms with high winds, sleet, snow,, hale or lightning strikes pass by, they have a potential to damage your commercial roof. Check to confirm all is good at the top of your building.

7) Re-caulk around any equipment, fans or exhaust pipes: Caulking deteriorates after time. Check and regularly re-caulk around any air conditioning, fans, exhaust pipes or satellite discs to keep your roof from developing leaks.

8) Check flashing around roof hatches, skylights and chimneys: Faulty flashing is a common cause of commercial roof leakage. Check often to ensure your flashing is up to the job.

10 Commercial Roof Maintenance Tips to Extend Your Roof’s Lifespan

10 Commercial Roof Maintenance Tips to Extend Your Roof’s Lifespan

A roof plays a crucial purpose for protecting any commercial structure. Regular commercial roof maintenance will help to mitigate any potential problems that can cause damage to your building. Major wear and tear can lead to a compromised roof. Keeping up with possible issues and proactively repairing them before they become bigger and prolong the lifespan of your commercial roof.

A regular roof maintenance program is beneficial no matter how old your commercial roof is. There are a variety of ways to extend the life of a roof, such as acrylic and silicone applications that are flexible and durable. These coatings seal the entire surface, including cracks or crevices. However, starting with basic maintenance is perhaps your best line of defense.

10 Commercial Roof Maintenance Tips:

1.Get Leaks Fixed Right Away

Ignoring a leaking roof is the worst thing that a commercial building owner could do. Over time, a leak will only get worse and be more expensive to repair. It could cause all types of damage to your building, such as equipment or electrical damage. Even worse, it could cause your roof to collapse. At the first indication that your commercial roof is compromised, contact your roofing contractor right away.

2. Get Your Roof Inspected Twice a Year

It is highly advisable to have a professional roofing contractor inspect your commercial roof twice a year to identify any potential compromises to your roof. Have your roof inspected for any undetected leaks, cracks, sagging or weak spots. Have a roofer check for any possible problems around vents, skylights, eaves and joints. You will especially want to schedule an inspection before winter sets in to avoid confronting roofing issues during freezing temperatures.

3. Avoid Walking on the Roof

The least amount of traffic on your commercial roof, the better. Consider installing walk pads that will stabilize the roof and prevent lasting damage. This can also prolong the lifespan of the roof.

4. Check Your Roof after Bad Storms

Storms that have high wind, hail or heavy snow can cause damage to your commercial roof that might go undetected until it turns into a major issue. It is advisable to have a special inspection after major storms.

5. Keep Your Commercial Roof Clean

Keeping your roof clean can help avoid a buildup of debris that can lead to clogs, algae or mold growth. Any of these issues can lessen the life of your roof. Having regular cleanings and making sure all equipment is clear of debris will protect your commercial investment for the long haul.

6. Regularly Unclog Gutters and Drains

Because rains and storms can direct debris to your roof drainage system, they need cleaned regularly to avoid clogs. Clogged gutters could lead to preventable leaks, mold and mildew and a bunch of other issues for your roof. Check and repair any cracks or loosened gutters or drains.

7. Prune Overhanging Tree Branches

Because falling tree limbs can cause great damage to any roof, it is best practice to have trees pruned regularly. Now only will this eliminate roof damage due to broken limbs, it will better keep your roof clear of falling leaves or nuts. In addition, it will keep your roof from accumulating algae due to lack of sun shining on your commercial roof.

8. Make Sure Your Roof Equipment is Functioning

Faulty equipment on your roof can cause a variety of issues to your commercial roof’s integrity. Leaky air conditions, faulty wiring, unsealed vents are all the things you will want to avoid to protect your roof and keep your inhabitants safe.

9. Get Snow Cleared in Winter Months

If heavy snow sits on a commercial roof for an extended period, leaks, ice dams, ice cycles and other problems can arise. If you have an accumulation of snow, have an experienced snow removal specialist maintain your roof during the winter.

Hire a Professional Commercial Roofing Contractor

Make sure that your commercial roofing contractor is certified and have all the proper training to handle your roofing needs. Vet your roofer and ask for references that you can contact to make sure they are up to the job.
