What Is Considered A Commercial Building?

A commercial building is any type of building structure that is utilized solely for business purposes and is non-residential.  All businesses are operated from a commercial building on commercial real estate property.  Where people are working or volunteering, they are working in a commercial establishment on a commercial property.  Your house, for example, is a residential structure on a residential property.

What Type Of Commercial Roofs Can We Apply A Cool Roof Coating On?

Single Ply Membranes – EPDM, TPO, PVC, and Hypalon

Single ply roofs are sheets attached to the subsurface, and they deteriorate due to heat, UV degradation, shrinking, chalking, and separation

Sprayed Polyurethane Foam

SPF deteriorates due to age, heat, UV degradation, and movement.

Asphalt Roofs, Modified Bitumen, and Rolled Roofing

These roofs are susceptible to heat, UV degradation, splitting, cracking, and separation.

Metal Roofs

These roofs are lapped metal sheets fastened to the building structure.  These roofs are very susceptible to corrosion, wind, and thermal shock which loosens the fasteners over time.

When the air temperature is in the upper 90’s, a dark roof can exceed 160 degrees.  But a roof with our cool white coatings will typically top out around 100 degrees because our coatings have high solar reflectance.  This reduces the heat transfer to the interior of the building by reflecting the sun’s heat away from the building’s roof.  The building’s air conditioning system also does not have to work as hard to keep the building’s interior cool which in turn, saves you money!

What Type Of Roof Coatings Do You Use?

Acrylic:

Our acrylic coatings are the most widely used in roof restoration.  Acrylic coatings cure by water evaporation and they have a proven track record on a variety of roof substrates.  The acrylic coating process has a total of three coats applied to a roof substrate.

Silicone:

Silicone coatings are high solid, moisture-cured, solvent-based coatings.  The silicone coating is great for ponding water issues where water sits on your roof for more than 48 hours.  The silicone coating process has a total of two coats applied to a roof substrate.

What Is The Roof Coating Process For Different Roof Types?

It depends on the roof and the coating manufacturers requirements.

For Rubber and Asphalt Roof Restoration (Three-Coat Process):

First, we pressure wash the entire surface of the roof to remove all contaminants and allow for the best coating adhesion.

Then we repair any bad areas and reinforce all seams, vents, flashing, and penetrations with a high strength polyester mesh repair system.

Cover with a gray base coating as the first step of our three-part coating process.

Apply the second coating.  This first cool white coating is applied over the gray base coating.

Then complete the process by applying the third and final cool white coating creating a seamless membrane over the entire roof surface.

For Metal Roof Restoration (Two-Coat Process):

First, we check every faster for tightness.

Then we pressure wash the roof to remove all contaminants and allow for the best coating adhesion.

Remove any surface rust by hand or mechanical tooling.

Then we prime all rusted areas as needed.

Repair all bad areas.

Cover with a gray base coating as the first step of our two-part coating process.

Then complete the process by applying the second and final cool white coating.
